While we don't have designated accessible townhomes at this time, we're happy to share current availability and talk through the features of each layout. Homes & Floor Plans

  • Security deposits start at $1,000, but may go up to two months' rent based on your credit.

  • You can manage your rent through the Resident Portal and pay by checking account or credit card, whichever suits you best.

  • Yes, a $112 monthly fee bundles everyday services that keep your home well cared for and the community looking its best. It includes:

    • Pest control

    • Trash

    • Liability renters insurance

    • Grass cutting

  • Comcast is the Wi-Fi provider at Iris Rowes, and internet service is included in the monthly package (as mentioned above), so staying connected is one less thing on your moving checklist.

Pricing & Fees

Tours & Visits

  • We'd love to show you around! You can book an in-person tour on our website or set up a self-guided visit, whichever fits your schedule. Prefer to connect directly? Give us a call or stop by the leasing office during business hours.

  • Applying for one of our townhomes is simple. Head to our Floor Plans page, use the filters to see available options, and select the one that suits you to view its layout. From there, enter your preferred move-in date and click "Apply." First-time users will set up an account, then continue through our secure online process. You're also welcome to apply in person at the leasing office. If questions come up, our team is just a call or message away.

  • Yes, there's a $50 fee per applicant, which goes toward reviewing your information and moving you one step closer to your new home.

  • We verify application documents through Snappt, a third-party screening service that helps keep the process secure for every applicant. Requirements can change, so check in with our leasing office for the most current list of what to have ready.

  • Applicants must earn at least three times the monthly rent to qualify.

  • We offer flexible lease terms ranging from 12 to 20 months, giving you room to settle in at a pace that fits your plans.

  • We want Iris Rowes to feel comfortable for every resident who calls it home, so please note that subleasing isn't permitted.

  • Yes, liability renters insurance is required for every resident, and it's already included in your $112 monthly fee. That way, you can settle into your new home knowing this coverage is taken care of from day one.

  • We're so glad you're staying! Renewing is easy, since we'll send your offer by email and through your Resident Portal 60 to 90 days before your lease ends. That gives you plenty of time to review everything and decide what works best.

  • At this time, we don't offer affordable housing options. Still, we'd love to connect and share more information about the homes we have available.

Application & Leasing

  • Yes! We're proud to be a pet-friendly community in Conyers, GA, and we're happy to welcome up to two dogs or cats into each home.

  • Moving in a pet companion comes with two costs, both charged for each animal:

    • One-time fee: $300

    • Monthly rent: $25

  • We want every resident and their pets to feel comfortable in our community. Dogs and cats are welcome, but please keep in mind that aggressive breeds aren't permitted. Our leasing team will gladly share more information on what applies to your pet.

  • We want everyone who visits to feel welcome, so there are no restrictions on overnight guests.

  • Yes, EV charging stations are available on the property, so you can power up close to home without planning an extra stop around town. It's a convenient, eco-friendly option that fits easily into your routine.

Parking

Move-In & Move-Out Support

  • Yes, a couple of one-time fees help get you settled into your new home:

    • Administrative fee: $150

    • Application fee: $50 per applicant

    • Pet fees apply

  • We want your space to feel like home, so bring along the decor that reflects your style. For an extra pop of personality, we also offer accent walls for a one-time fee of $250 per wall.

  • We understand that plans can change. If you need to end your lease early, here are the steps to follow:

    • Provide 60 days' notice

    • Continue your regular payments until that period ends

    • Pay an early termination fee equal to two months' rent

    Let our team know as soon as possible, and they'll guide you through the next steps.

  • When you're planning your move-out, please provide 60 days' written notice. Once that's in, the leasing office will share the information you need to wrap things up smoothly.

  • Your security deposit refund typically arrives 45 days after your move-out date.

Maintenance & Requests

  • Caring for your home is one of our top priorities, and submitting a request is easy. Just log in to the Resident Portal, share what needs attention, and our team will get to work.

  • Maintenance requests are addressed within 24 to 48 hours. Timing can vary depending on the type of repair, but rest assured, our team will have your home back to normal as soon as possible.

  • Yes, from 10 p.m. to 7 a.m., we kindly ask all residents to be mindful of their neighbors so everyone can feel comfortable at home.
